Context and stakes of the 3D mapping

Willfully instigated by public authorities, and formalized in particular by the plan “BIM 2022” in France, the digital transition in the building sector meets a strong adhesion, although progressive, of the private and public players of this sector. BIM, standing for Building Information Modeling, includes a set of methods and tools or standardized formats to document all changes that will occur during the lifecycle of the building, from the initial design until its dismantling, through the operation period. All those information are located in a digital 3D model, that displays the building’s geometry and precisely locates all equipments within the building.

In this context, our teams at S3D Services have met the teams of the Sustainable Real Estate Service of the French Greater East Region, which as public prime contractor operate and maintain several million square meters of buildings, most of which receive public. One of their challenges is to understand in a very operational fashion how to digitize the existing buildings, both indoors and outdoors, as accurately, quickly and economically as possible.

To provide a concrete answer to these issues, we agreed to set up a dedicated team as part of a proof of concept on a high school in Troyes, named Gabriel Voisin. It should be noted that the site has very large dimensions (17,000 sqm indoor and 20,000 sqm outside), and at the time of the mapping, at the end of the summer, was surrounded with large trees with all their leaves, creating natural obstacles to digitization. Moreover, the need to scan during school holidays adds significant scheduling constraints.
